Responsible for managing construction projects up to $1M, including material procurement, subcontractor oversight, submittals, RFIs, scheduling, and budget compliance. Reports to Senior PM, no direct reports. Compensation $115K-$130K.

Responsibilities

  • Manage OFCI/OFEI material acquisition within budget and schedule.
  • Prepare and track project submittals; review contractor submittals and RFIs for accuracy.
  • Maintain positive relationships with contractors and vendors.
  • Oversee subcontractor payments and performance.
  • Prepare change proposals and submit to Senior Project Manager for approval.
  • Maintain complete project documentation.
  • Provide scheduling input to field managers.
  • Coordinate communication among team members.
  • Review project estimates and budgets for accuracy.
  • Prepare weekly and monthly project status reports.
  • Expedite project closeout procedures.

Requirements

  • Minimum 2 years of successful construction project management experience.
  • Ability to manage projects up to $1 million.
  • Strong blueprint and specification reading skills.
  • Working knowledge of spreadsheets and computerized estimating.
  • Excellent written and verbal communication skills.
  • Strong organizational skills.
  • Professional and friendly interpersonal skills.
  • Ability to work to established procedures and maintain reliable attendance.
  • Ability to follow oral and written instructions.
  • Ability to think and make effective decisions quickly.
  • Ability to maintain positive attitude under pressure.
  • Valid Hawaii Driver’s License with satisfactory Motor Vehicle Record.
  • Physical ability to stand, walk, climb, balance, stoop, kneel, crouch, crawl, and lift up to 100 lbs occasionally.

Nice to have

  • Experience in high-end residential and associated infrastructure estimating.
  • Degree in Engineering, Construction Technology, or Architecture.
  • Knowledge of PC-based spreadsheet programs and Microsoft Project.
  • Adaptability to changing scope and new information.

Benefits

  • Salary range: $115,000 - $130,000 per year (Exempt).
