Project Manager II
Responsible for managing construction projects up to $1M, including material procurement, subcontractor oversight, submittals, RFIs, scheduling, and budget compliance. Reports to Senior PM, no direct reports. Compensation $115K-$130K.
Responsibilities
- Manage OFCI/OFEI material acquisition within budget and schedule.
- Prepare and track project submittals; review contractor submittals and RFIs for accuracy.
- Maintain positive relationships with contractors and vendors.
- Oversee subcontractor payments and performance.
- Prepare change proposals and submit to Senior Project Manager for approval.
- Maintain complete project documentation.
- Provide scheduling input to field managers.
- Coordinate communication among team members.
- Review project estimates and budgets for accuracy.
- Prepare weekly and monthly project status reports.
- Expedite project closeout procedures.
Requirements
- Minimum 2 years of successful construction project management experience.
- Ability to manage projects up to $1 million.
- Strong blueprint and specification reading skills.
- Working knowledge of spreadsheets and computerized estimating.
- Excellent written and verbal communication skills.
- Strong organizational skills.
- Professional and friendly interpersonal skills.
- Ability to work to established procedures and maintain reliable attendance.
- Ability to follow oral and written instructions.
- Ability to think and make effective decisions quickly.
- Ability to maintain positive attitude under pressure.
- Valid Hawaii Driver’s License with satisfactory Motor Vehicle Record.
- Physical ability to stand, walk, climb, balance, stoop, kneel, crouch, crawl, and lift up to 100 lbs occasionally.
Nice to have
- Experience in high-end residential and associated infrastructure estimating.
- Degree in Engineering, Construction Technology, or Architecture.
- Knowledge of PC-based spreadsheet programs and Microsoft Project.
- Adaptability to changing scope and new information.
Benefits
- Salary range: $115,000 - $130,000 per year (Exempt).
